Jill, I live in Greenville, SC, and I think refrigerators being included
with the house vary with locations. I was in real estate before I
retired, and fridges don't come with houses up here......however, when
my sister died 4 years ago in Atlanta they do come with the house.

Don't dare buy a new one......use that money to get someone to help you
stage the house for showing. The smoking could be a huge issue and
could require painting and recarpeting the whole house to get rid of the
odor. We ran into that wirh my sister's house, especially after it was
empty and closed up. You'd be surprised how it clings, and some people
are very sensitive to the odor.
