Need some advice from people who have redone a kitchen and/or replaced
appliances. I am buying a home where the kitchen needs to be redone. I am doing new cabinets, countertops and appliances. I want to do the appliances for $2,500-$3,000. I need a range, oven, dishwasher. The kitchen is small, so I'm thinking I'll need a microwave that mounts to the wall, or above (and integrate with) the range. The existing refrigerator is pretty new, and doesn't HAVE to go, but I would want to match it with new equipment. Since I want stainless appliances, I don't know that it makes sense to have a white fridge. I will be selling this house in 5-6 years, so while I want to enjoy the kitchen while we are there, it is an investment. The rest of the 120 year old house has been beautifully redone. I think that $8,000 in the kitchen (cabinets and countertops included) could yield $15-$20K in resale value. Any advice as to what type of appliances to fit this budget/goals? The dishwasher would only run at night, so we don't need a quiet one. I'd rather put most of the cash in the cooking equipment. Find a reputable kitchen design center, (most will consult) and have them "bid" on your kitchen. You didn't expect to do a total kitchen rehaul all by your self? |

Why would someone pay $20k more for a house with a 5 year old redone kitchen when they could redo it themselves and have a brand new kitchen for $8K? Makes no sense. Redo it for your own pleasure and hope that the resale value will at least pay for part of it. As for the white fridge - we have stainless stove, hood, and dishwasher and the white fridge looks fine. We have white cabinets, so it fits in just fine. If you really enjoy cooking then you should concentrate on a good stove and a good range hood, a big deep sink, and lots of counter and storage space. -- Peter Aitken |

Since you will be living there for another 5-6 years and I assume you
actually use your kitchen, install stuff that you want. I think you should be thinking a little more on appliances otherwise they won't last and you'll end up spending more in the end.
