Ya THINK??!! This house needs TONS of work, I'll never be able to do it all.. But I'm gonna do some much needed things for sure, and yes I will have enough money to do these things. I've owned property+house before, I know about the black hole for money a rehab can become!

True but his plan is a good one if the house is right.
Hopefully, he'll get a professional appraiser to value the house
before he buys it.

The house is right! These small neighborhoods just across a major street and easy walking distance to the University of Missouri Saint Louis' main campus has a very good renter population built into it!

Location, Location and Location: the three most important things about any rental real estate! :-)

I've been living here for a little more than two years. I knew right away that I'd want to buy it, and now I can. I'll certainly continue to live here for a while, maybe forever, who knows? I don't move for no reason, normally. So I will see how it goes.

Thanks! Yeah, I gotta take this in little baby steps. I don't want to change much right away as it appears everything is working pretty smoothly, judging from my having lived here for 2+ years already.
